In 2008 there was a change in legislation, it is now illegal to sell a property in Scotland without a home valid report. The current home report comprises of 4 distinct sections – the single survey, property questionnaire, energy certificate and mortgage valuation report.
It is a requirement that sellers must complete a home report before they can present their property to the market.
